HMO Offences

If you are a landlord or managing agent for a landlord with a property that rents out rooms to 5 or more unrelated individuals sharing amenities (i.e., kitchen or bathroom) [mandatory licencing], or the locality the property is situated in has an additional licencing scheme for 3 or 4 unrelated individuals sharing amenities as above, you will be required to have a valid HMO licence for the property. Additionally, you will be required to keep that licence "Good Standing". To ensure compliance with this licencing process as an alternative to prosecution the Local Authority may determine that the civil penalty regime is more suitable. If you have been served with a "Notice of Intent" from a Local Authority, or have been invited to an interview with a Local Authority, you do have rights which must be respected. We are aware of those rights and keen to enforce them for you.

Unlawful/Retaliatory Evictions

If you are trying to evict your tenant(s) and in return have been accused of disrepair or pursuing a retaliatory eviction you are entitled to defend yourself.
